A Paradigm of Integrated Automation, Energy Efficiency, and Intelligent Building Management

Project Overview

Our engineering team was entrusted with a landmark project: the design, implementation, and commissioning of a comprehensive Building Management System (BMS) for the iconic 20-story Bangladesh Secretariat, the central administrative hub of the Government of Bangladesh. This project aimed to transform the facility into a model of modern efficiency, safety, and sustainability through cutting-edge automation and monitoring solutions.

Automated HVAC Management

The building’s Heating, Ventilation, and Air Conditioning (HVAC) system was integrated and brought under precise control using advanced EMC (Energy Management Controller) units. These controllers optimize system performance based on real-time occupancy and environmental data, ensuring occupant comfort while minimizing energy expenditure.

Real-Time Energy Insights

We deployed a network of motion sensors across all office spaces and common areas. This system intelligently detects occupancy, automatically switching lights on and off to eliminate energy waste. This not only significantly reduces electricity consumption but also extends the lifespan of lighting fixtures.

Comprehensive System Monitoring & Reporting

A robust Modbus TCP/IP communication backbone was established throughout the facility. Modbus controllers installed in electrical substations continuously harvest data from energy meters. This provides facility managers with real-time and historical data on power consumption across all floors, enabling informed decision-making for energy conservation.

Indoor Air Quality (IAQ) Management

To ensure a healthy and productive environment for occupants, CO2 sensors were strategically installed from the ground floor to the 20th floor. These sensors monitor air quality in real-time. Should CO2 levels rise above predefined thresholds, the BMS automatically modulates the fresh air intake dampers in the HVAC system, ensuring a constant supply of clean, fresh air.

Parking Ventilation & Basement Air Management

The basement parking areas (Basement 1 & 2) are equipped with toxic gas sensors (e.g., Carbon Monoxide – CO). These sensors are directly integrated with the exhaust fan control system. Upon detecting hazardous gas levels, the system automatically activates the exhaust fans to swiftly clear the air and maintain a safe environment.

Real-time Fire & Life Safety Monitoring

The integrity of the life-saving fire suppression system is paramount. Pressure sensors were installed on the fire pump pipeline on every floor. These sensors provide continuous monitoring of water pressure, offering immediate alarm notification in the event of a pressure drop, which is critical for ensuring system readiness in an emergency.

Smart Water Reservoir Management

The rooftop water reserve tanks were fitted with ultrasonic level sensors. These sensors provide accurate, real-time data on water levels to the BMS. This automation prevents both water shortages and potential overflow scenarios, enabling efficient water resource management.

Successful Commissioning & Handover

This complex, large-scale integration project was completed on schedule and within budget. The system was formally handed over to the Bangladesh Secretariat authorities after a rigorous commissioning process and comprehensive training for their engineering staff. Our solution has successfully modernized the nation’s key administrative building, setting a new benchmark for intelligent building management in the region.
